Once the final drawings have been completed we send them to a structural engineer of your choice or we can recommend one for you. After the structural engineer has completed and stamped his drawings of your project they can be taken to the municipal building department.
We will visit your property to understand its surroundings such as views, sunlight, shadowing, and privacy. Then considering your ideas, wishes, and dreams in conjunction with zoning bylaws, the site survey and building codes, we will begin to create the conceptual design. If you wish to work with a builder, interior designer or landscape architect we will coordinate with them as the design progresses.
In most cases the city where you are building or renovating will require a site survey to determine geodetic elevations. This is standard procedure for all design processes. If you do not have a site survey we can recommend a surveyor for you.
The first step is meeting with you to discuss your needs and expectations for your project. You might have a sketch, pictures, magazine clippings and a personal wish list. During our first meeting we will also discuss bylaw requirements on your property, the cost of the design project, and develop a written contract.
When you are happy with the preliminary design we will begin drafting the drawings which include a site plan, cross sections, and details of floor plans and exteriors.
